Have you ever wondered why buying, sellingor financing a manufactured home is so different than site-built properties?

If so, join Kristin Monk, Owner of Hopkins County Abstract, and Bethany Ashby with Nations Lendingas they kick off their Wednesdays Roundtable of Wisdom series.

These roundtable events are open to anyone looking to expand their knowledge about the real estate market and will be offered the first Wednesday of each month, from 1:30-3:30, here in Sulphur Springs at The Venue at 219.

The inaugural event, to be held Wednesday, April 5th, is geared toward all things manufactured home! Featured speaker, Sharon Henderson, owner of GULFTEX Retrofitting, will educate participants on inspections, structural engineering reports, and retrofitting – what it is and when it’s required.

Realtors, do you want to learn what loan programs are out there for qualifying mobile homes? What lenders are looking for as far as property condition and lender required repairs? You will learn how to prepare your sellers for listing their mobile home and buyers for viewing these properties.

For title, we’ll discuss the difference between Personal and Real property with regard to a manufactured home and how that designation effects the title policy and taxes. What happens if the mobile home is to be moved as part of the transaction? What about forms required by the Texas Department of Housing & Community Affairs, specifically the Statement of Ownership and Location?
