What to Know Before Buying Raw Land in Hopkins County
Still dreaming of owning a ranch or hobby farm? Many tracts of raw, rural land are available to buy. But if you want to build a house or put a mobile home on it, be sure to check for utilities. Just because a property is on a county road does not mean you automatically receive access for Co-Op water to the tract or electricity.
Each individual water districts (many local ones are small rural, Co-Ops) determine how many meters it can support. That means, not all land tracts will have water access (including wells). Parts of Hopkins County are not conducive for a well. There are several reasons as to why a well is not possible. It could be no access to an aquifer, brackish water, or cost prohibitive. In other words, do not assume you can get a well. Raw land does not reveal everything that is underneath it including water access. When interested in buying land to put a house on, it’s always good to check with a well-drilling company before closing on any sales.
Electricity can be a problem too. Just because you see a pole near the property, there can be issues with access or easements or it can be extremely expensive to extend the line to the tract you’re interested in purchasing. Many times, we work with our local water Co-Op’s and electric companies to help our sellers and buyers during a purchase. But not all tracts will have access to one or the other or both. And not to mention, flood zones and knowing if the tract is located in one or partially in one. It might look like it is dry land but actually is located in a flood plain. So beware when buying raw land. The other option is to work with an experienced real estate agent who is familiar with land and ranch sales.
